VILLA LUCIJA & POET’S HOUSE Dubrovnik owner’s General Terms & Conditions and Rental policy are designed to protect the safety and security of our guests.
The customer, by booking VILLA LUCIJA & POET’S HOUSE on line or signing the Booking Form, agrees to abide by the following Rental Policies.
To confirm the reservation 30% deposit the total rental amount must be received by VILLA LUCIJA or POET’S HOUSE with the signed reservation form. The remaining balance of the rental amount is due 120 days prior to the beginning of the rental period. If the payment of the remaining balance is not received on or before this deadline, the booking is subject to cancellation without further notice. If the initial booking occurs within 119 days of the arrival date, payment of the total rental amount is required with booking confirmation. Upon receipt of the final payment a CONFIRMATION, INVOICE and RENTAL AGREEMENT will be sent to the customer.
Form of payments: All payments must be made in advance prior to arrival via bank wire transfer, unless otherwise agreed. Bank account details will be provided once the booking form has been received. Payments made during the villa rental shall be paid in cash in Euros or US Dollars.
Confirmation of booking:
The final confirmation will follow only after the deposit is received. An invoice/confirmation with balance and final payment due as well as a rental agreement will be sent or emailed to client.
Arrival and Departure:
At the time of booking the customer must advise VILLA LUCIJA & POET’S HOUSE of their arrival time.
Please note: Any change in arrival date or time must be approved by VILLA LUCIJA & POET’S HOUSE at least one week prior to arrival at the property. On arrival the customer must show the rental voucher and passport or identity card to the owner or his/her representative; these documents are required for traveler registrations requested by law.
Villa Arrival & Departure Times – Check in time is at 5 p.m. on the arrival date.
Check out time is 10 a.m. on departure date – unless otherwise agreed.
Additionally to rental payment terms security deposit of EU 1,000 or US $ 1,300 is required to be paid in advance. The payment of security deposit can be paid via bank wire transfer or directly in cash to the owner or his/her representative upon arrival at the property, unless otherwise stated in the rental contract. THE OWNER OR HIS/HER REPRESENTATIVE MAY REFUSE ACCESS TO THE PROPERTY IF THE DEPOSIT IS NOT PAID. This cash deposit will be refunded at the end of the rental period, less any additional expenses (i.e. utilities and telephone, if applicable) and any damage the property may have incurred.
Cleaning – Heating:
The final cleaning fee, if applicable, will be subtracted from the security deposit. If there is no final cleaning fee, and the property is not left in the same general condition in which it was found, the property owner or property manager may withhold a cost from the security deposit to cover the cost of the final cleaning. Heating costs are always extra and are not included in the rental price, unless specifically noted. Heating may only be used from the November 1 to mid-April.
External & Internal Maintenance:
The owner or his/her representative have, if necessary, free access to the property for essential maintenance purposes.
Damage to the Property:Except in case of normal wear and tear the clients are responsible for any damage to the Villa or its contents, which has occurred due to negligence, willful damage or irresponsible behavior on the part of those occupying the villa or their guest. Such a damage must be immediately reported to villa owners or it’s representative. The cost of replacement must be paid for by the clients or deducted from security deposit.
Only persons listed on the booking form may occupy the villa. The villa can not be re-let or sub-let to any other group/party or individual without the written approval of the owner or his/her representative. Under no circumstances may not be more than the maximum number specified in the villa description, or booking form, occupy the villa except by prior written agreement. The owners or representatives, reserve the right to refuse the admittance to the villa if the client or its party is in breach of this condition. Generally no pets are allowed, however there may be certain exceptions, please enquire. In such cases clients must obtain written permission from the owner.
All cancellations must be received in writing. The cancellation will be effective from the date received and the following cancellation charges will apply:
– 10% of the rental fee if cancelled more than 120 days prior to arrival
– 20% of the rental fee if cancelled 90 -119 days prior to arrival
– 50% of the rental fee if cancelled 60-89 days prior to arrival
– 100% of the rental fee if cancellation is received 59-0 days prior to arrival
Cancellation by the Owner:
In the unlikely event that the Villa Lucija/ Poet’s House becomes unavailable due to circumstances beyond the control of the owners or its representative, the owner will offer an alternative accommodation, if available. In case that the alternative accommodation is not accepted, full refund of the amount received will be provided.
Prices and Inclusions:All rates are published in Euros & US Dollars and are based on market conditions, therefore the owners of Villa Lucija/Poet’s House reserves the right, in case of considerable fluctuation of the exchange rates, to modify prices without prior notice. Final rates are not guaranteed until the full payment is received.
The following services are included in rental rates of Villa Lucija & Poet’s House:
- Welcome drink
- Tourist Tax
- Housekeeping – Concierge services. Bed, linen and towels change twice a week.
- Utilities – water, gas, electricity
- Daily gardening and swimming pool maintenance
All defects or malfunctions must be reported within 24 Hrs. of move in.
If no report received at that time it will be considered that the Villa is in prefect shape.
The Taverna is available on request only, ask for details.
Additional apartment two beds available only on request – ask for details.
In the pool area plastic glasses, utensils and plates are allowed only.
Ironing is available in the laundry room only

- Personal, travel and cancellation insurance
- Drinks, meals and expenditure of personal nature
- Use of garage upon request
- Breakfast, banquets, barbeques and special parties available on request
- Optional tours and excursions
- Clients are responsible for valid travel documents and visas if required

RESPONSIBILITY – Villa Lucija is not responsible for any physical injuries caused to the customers during their stay at the property. It is therefore highly recommended that the customers purchase comprehensive travel insurance prior to their trip. Villa Lucija can not be held responsible for any circumstances beyond their control including but not limited to, mechanical breakdown, illness, swimming pool maintenance, emptying the swimming pool for necessary maintenance and failure of any public services and supply.
PROPERTY OWNER’S DISCLAIMER – The property owner does not accept any liability for any loss, damage, or additional expenses incurred by the client or any member of the client’s party regardless of the cause. The property owner does not accept liability for any injury, death, loss, inconvenience or damage, alteration, delay or cancellation of the booking as a result of war, threat of war, riot or civil strife, terrorist activity (threatened or actual), natural disaster, fire, sickness, weather conditions, action at an airport or port by any government or public authority, technical problems relating to transport and airport regulations caused by technical, mechanical or electrical breakdowns or with the client’s accommodation or other circumstances as amounting to ‘force majeure’ or Acts of God or other similar events beyond the property owner’s control.
JURISDICTION – In the event of controversy arising from the booking and property rental, will be resolved between the owner of Villa Lucija and the customer. The agreements shall be governed by the laws of Croatia and The Court in Dubrovnik. By signing the booking form and confirming the booking, the customer implies that VILLA LUCIJA & POET’S HOUSE General Terms & Conditions and Rental Policy have been understood and have thereby been accepted without reserve and without exception. If any of the conditions of this contract have become invalid or were invalid or if in this contract there should be a gap, the other conditions cannot be contested.
